The Brief

A two bedroom terraced house in Bedford, taken on for a full refurbishment. The heating was the part that had been left furthest behind. Both reception rooms were warmed by gas fires set into the fireplaces, and there was not a radiator anywhere in the property.

The other problem was the layout. There were two bathrooms, one on each floor, and the first floor one occupied a room that would otherwise have made a perfectly good third bedroom. Giving that room back was the difference between a two bed and a three bed, so the plumbing had to come first and everything else was planned around it.

What We Did

Our work included:

  • Stripped out the old heating: The gas fires were disconnected and removed from both reception rooms, with the gas properly isolated and capped before anything else started.
  • Installed a combi boiler: A wall mounted combi fitted in the kitchen with its controller alongside it, giving heating and hot water on demand without a cylinder taking up a cupboard.
  • Ran a full heating circuit: New pipework run through the house and eight radiators fitted, one in every room, which is a far cleaner job during a refurbishment than it is once floors and decoration are finished.
  • Took out the first floor bathroom: The suite was stripped out and the supplies and waste capped off properly, so the room could be closed up and finished as the third bedroom.
  • Built a WC on the first floor: A WC and a wall hung basin plumbed into a smaller space on the same floor, so upstairs keeps a toilet without a whole room being given over to it.
  • Plumbed the new kitchen: Sink, mixer tap and appliance supplies run in new alongside the boiler installation.
  • Tested and commissioned: The system was filled, pressure tested, flushed and commissioned by a Gas Safe registered engineer, with the radiators balanced and the controls set up before handover.

The Result

The house went from two bedrooms heated by gas fires to three bedrooms on a proper central heating system, with hot water on demand, the bathroom downstairs and a WC on the first floor. The room that used to be the first floor bathroom is now the third bedroom, with a radiator under the window like every other room in the house.

Doing the heating and the bathroom changes as one piece of work rather than two meant the pipework was run once, in the right places, while the floors were still up. That is the part that is expensive to get wrong and almost free to get right if it is planned at the start.

The gas fire came out of the fireplace and a radiator went in under the bay, fed off the new heating circuit.

The combi went on the kitchen wall with its controller beside it, and the sink, tap and appliance supplies were all run in new.
